한때 “미국에서 가장 저렴하게 살 수 있는 대도시”로 불렸던 라스베이거스가 빠르게 변하고 있다.관광 산업의 중심지이자 성장 도시로 주목받아 온 라스베가스는 최근 몇 년 사이 주거비 상승, 생활비 인플레이션, 인구 유입 등이 겹치면서 더 이상 ‘저렴한 도시’라는 이미지와는 거리가 멀어지고 있다.

전문가들은 “라스베이거스가 이제 미국의 대표적인 생활비 상승 도시 중 하나로 변하고 있다”고 분석한다. 베가스가 여전히 살기 좋은 도시인가. 그 의문에 대해 분석해 본다.

1. 집값 폭등 – 가장 큰 변화

라스베이거스 생활비 상승의 가장 큰 원인은 주택 가격 급등이다. 2010년대 중반까지만 해도 베가스는 미국 주요 도시 중에서도 비교적 집값이 낮은 시장이었다. 그러나 팬데믹 이후 부동산 시장이 급격히 상승하면서 상황이 달라졌다. 최근 라스베가스 평균 주택 가격은 약 40만 달러 이상으로 올라갔다. 이는 10여 년 전과 비교하면 두 배 가까이 상승한 수준이다. 특히 첫 주택 구매자에게는 다운페이먼트와 모기지 부담이 크게 늘어, 집을 사는 것이 점점 더 어려워지고 있다.

라스베가스 부동산 시장을 연구하는 UNLV 부동산 연구센터(Lied Center for Real Estate)의 연구 책임자인 니콜라스 어윈(Nicholas Irwin) 교수는 현재 상황을 “주택 가격과 임금 사이의 심각한 격차”로 설명하며 노동자들이 집을 구매하기가 점점 더 어려워지고 있다고 지적한다. 특히 그는 최저임금 노동자들이 주거비를 감당하기 위해 과도한 노동시간을 요구받는 상황이 발생하고 있다고 설명했다. 네바다에는 저소득층을 위한 임대 주택이 약 7만 8천 채 부족하고, 많은 주민들이 소득의 30~50% 이상을 렌트로 지출하고 있다.

2.캘리포니아 인구 유입

라스베가스 집값 상승의 또 다른 이유는 외부 인구 유입이다. 특히 캘리포니아에서 이동하는 인구가 크게 증가했다. 주된 이유로는 캘리포니아보다 낮은 세금이 상당히 큰 메리트로 작용했고, 상대적으로 저렴했던 주택 가격도 큰 이유로 꼽힌다. 그리고 재택 근무의 확산으로 베가스로의 인구 유입이 더 원활해 졌으며, 최근 들어 예전과는 다른 날씨의 변화도 한몫을 한다. 하지만 이러한 인구 이동은 결국 부동산 수요 증가로 이어졌고, 주택 가격 상승을 가속화했다.

3. 관광 산업 중심의 임금 구조

라스베가스 경제는 여전히 관광 산업과 카지노 산업에 크게 의존하고 있다. 세계적인 리조트가 모여 있는 스트립은 막대한 관광 수입을 창출하지만, 이 산업에서 일하는 노동자들의 평균 임금은 상대적으로 높지 않다. 라스베가스 경제 구조를 연구하는 대표적 경제학자인 스테판 밀러(Stephen Miller)교수는 임금이 낮은 이유를 경제 구조 자체에서 찾는다. 관광 서비스업은 임금 수준이 낮은 직종이 많기 때문이다. 이러한 구조가 가장 큰 문제로 떠오른 이유는 생활비는 상승하지만 임금 상승 속도는 느리다는 점이다. 이 때문에 많은 서비스 노동자들이 생활비 압박을 크게 느끼고 있다.

4. 자동차 중심 도시 구조

라스베가스는 자동차 의존도가 매우 높은 도시다. 대중교통 이용률이 낮고 도시가 넓게 퍼져 있기 때문에 대부분의 주민들이 자동차를 사용한다. 이로 인해 발생하는 비용은 자동차 보험료, 차량 할부, 가스비, 유지비 등이 대폭 늘어났다.  특히 네바다는 자동차 보험료가 높은 지역 중 하나로 알려져 있어 교통비 부담이 생활비의 큰 비중을 차지한다.

5. 인플레이션과 생활비 상승

마지막 요인은 전반적인 물가 상승이다. 최근 몇 년 동안 다음과 같은 생활비가 크게 상승했다. 물류 비용의 상승에 따라 식료품 값이 많이 올랐고, 캘리포니아로부터 수송되는 물류가 많기 때문에 운송비의 상승에 따라 물가가 당연히 오를 수밖에 없다. 전기 요금과 가스 요금의 큰 인상도 서민의 생활을 크게 압박하는 요소다. 베가스는 여름 기온이 워낙 높기 때문에 캘리포니아에 비해 낮게 책정됐던 냉방 사용 요금이 상당히 상승해 매달 400 달러 이상이 지출되는 경우도 많아졌다.

관광객에게는 여전히 화려한 휴양지이지만, 라스베이거스는 객관적인 지표에서도 이미  실제로 살아가는 주민들에게는 점점 더 생활비 부담이 커지는 도시가 되고 있다는 지적이 나온다. 전문가들은 앞으로 라스베이거스가 주택 공급 확대, 임대 안정 정책 그리고 임금 구조를 시급히 해결하지 않으면 중산층과 서민층의 도시 이탈이 가속화될 가능성도 있다고 전망한다.

Experts now say Las Vegas is becoming one of the fastest-rising cost-of-living cities in the country. The question is: Is Las Vegas still a good place to live? Here are five key reasons behind the city’s rising cost of living.

1. Surging Home Prices

The biggest driver of rising living costs in Las Vegas is the sharp increase in housing prices.

Until the mid-2010s, Las Vegas remained relatively affordable compared with other major U.S. cities. However, the housing market surged after the pandemic. Today, the average home price in Las Vegas has climbed to over $400,000, nearly double what it was about a decade ago.

For first-time homebuyers, the burden of down payments and mortgages has grown significantly, making homeownership increasingly difficult.

Real estate economist Nicholas Irwin from the Lied Center for Real Estate describes the situation as “a serious gap between housing prices and wages.” Nevada currently faces a shortage of roughly 78,000 affordable rental units, and many residents spend 30–50% of their income on rent.

2. Migration from California

Another major factor driving housing prices is population growth, particularly migration fromCalifornia.

Lower taxes and previously more affordable housing have made Las Vegas an attractive destination for Californians. The rise of remote work has also made relocation easier. However, the increased demand for housing has significantly accelerated home price growth in the city.

3. A Tourism-Driven Wage Structure

Las Vegas’ economy still relies heavily on tourism and the casino industry. The Las Vegas Strip generates massive tourism revenue, but many jobs in the industry pay relatively modest wages. Economist Stephen Miller explains that the issue lies in the city’s economic structure. Tourism and hospitality sectors tend to include many lower-paying service jobs.

As living costs rise faster than wages, many service workers are feeling increasing financial pressure.

4. Car-Dependent City

Las Vegas is also a highly car-dependent city. Public transportation usage is relatively low, and the city’s wide geographic spread means most residents rely on driving.

As a result, transportation costs—including car payments, insurance, fuel, and maintenance—have become a significant part of household expenses. Nevada is also known for having relatively high auto insurance rates.

5. Inflation and Rising Utility Costs

Finally, general inflation has pushed everyday expenses higher. Food prices have risen partly due to higher transportation costs, especially since much of the region’s food supply is transported from California.

Utility costs have also increased significantly. Because Las Vegas experiences extremely hot summers, air-conditioning is essential, and electricity bills can sometimes exceed $400 per month during peak summer months.

A New Challenge for Las Vegas

While Las Vegas remains a glamorous destination for tourists, the city is becoming increasingly expensive for the people who actually live there.

Experts warn that unless Las Vegas addresses key issues—such as expanding housing supply, stabilizing rents, and improving wage structures—the city could see an increasing outflow of middle- and working-class residents in the years ahead.
